Choosing the Right Water Tank Capacity for UAE Properties: A Sizing Guide
Selecting the correct water tank capacity is one of the most important decisions in any UAE property's water system design. An undersized tank runs dry during supply interruptions, forcing residents or staff to go without water at critical moments. An oversized tank stores water for too long, allowing bacterial growth and temperature rise that compromise water quality.
Getting the sizing right requires understanding how much water your property actually uses, what level of storage backup you need, and how UAE building regulations affect the minimum capacity you are required to install.
How UAE Water Demand Works
The UAE water supply network is operated by utility authorities including DEWA in Dubai, ADDC and ADWEA in Abu Dhabi, SEWA in Sharjah, and equivalent bodies in the Northern Emirates. Water is supplied at mains pressure to properties through the distribution network. Most UAE residential and commercial buildings store water in rooftop or ground-level tanks and use pump systems to distribute it to fixtures throughout the building.
The storage tank acts as a buffer between the mains supply, which may fluctuate in pressure and flow, and the internal distribution system, which needs consistent pressure and flow at all times. The storage capacity needs to cover normal daily demand plus a reserve for periods when the mains supply is restricted or interrupted.
Daily Water Consumption Figures for UAE
UAE per capita water consumption is among the highest in the world, averaging approximately 550 liters per person per day across all uses. However, residential household consumption, which is what matters for sizing domestic storage tanks, averages closer to 300 to 400 liters per person per day.
For commercial properties, consumption rates vary significantly by use type. Office buildings typically use 30 to 50 liters per person per working day. Hotels use 200 to 400 liters per occupied room per day depending on facilities. Labour camps use 100 to 150 liters per resident per day.
These figures form the basis for tank sizing calculations. The tank should store at least one day's demand as a baseline, with two to three days' storage recommended where supply interruptions are a realistic concern.
UAE Municipality Minimum Capacity Requirements
UAE building regulations specify minimum water storage capacity requirements that must be met regardless of the calculated demand. Requirements vary by emirate and building type, but the general framework is:
Residential buildings: minimum 24-hour supply storage based on the building's calculated daily demand.
Commercial buildings: minimum storage to cover the building's daily operational water requirement.
Labour accommodation: minimum storage based on occupancy and UAE Labour Camp Regulations.

Sizing Guide for Common UAE Property Types
Single-Family Villa
For a 3 to 4 bedroom UAE villa with 4 to 6 occupants, using 350 liters per person per day as the consumption figure:
Daily demand: 4 to 6 people x 350 liters = 1,400 to 2,100 liters per day.
This converts to approximately 370 to 555 US Gallons per day.
Recommended tank capacity with one day's reserve: 500 to 750 US Gallons.
If the villa is in an area with occasional supply interruptions, a 1,000 US Gallon tank provides comfortable two-day reserves.
5 to 6 Bedroom Villa
For a larger villa with 7 to 10 occupants:
Daily demand: 7 to 10 people x 350 liters = 2,450 to 3,500 liters per day.
This converts to approximately 650 to 925 US Gallons per day.
Recommended tank capacity: 1,000 to 1,500 US Gallons.
Labour Camp
For a labour camp housing 50 workers, using 130 liters per person per day for basic facilities:
Daily demand: 50 people x 130 liters = 6,500 liters per day, approximately 1,718 US Gallons.
Recommended tank capacity with one day's reserve: 2,000 US Gallons minimum.
For a 200-worker camp: approximately 6,900 to 8,700 US Gallons, typically met with multiple tanks or a large GRP fiberglass tank.
Small Commercial Building
For a 10-unit apartment building with 3 persons per unit:
Daily demand: 30 people x 350 liters = 10,500 liters per day, approximately 2,775 US Gallons.
Recommended tank capacity: 3,000 to 4,000 US Gallons, typically using a GRP fiberglass tank for this capacity range.
Above-Ground vs Underground Storage
For residential villas, rooftop polyethylene tanks feeding a gravity or pump-boosted distribution system are the standard UAE configuration. This places the tank at height, which helps with distribution pressure and keeps the tank accessible for maintenance.
For larger buildings and commercial properties, ground-level or basement GRP tanks combined with pump sets are more common. The pump set provides distribution pressure independent of tank elevation.
Underground tanks are used where above-ground space is limited or where the storage needs to be concealed for aesthetic or security reasons. Underground tanks in the UAE must be specifically rated for buried installation and appropriate for the soil conditions and any traffic loads above the installation.
